Another little story

On a crisp fall day we were called to investigate ctacking tile in the rear bathroom of a home in Pebble Beach. The floor at the rear wall was sinking causing the tile to crack.
In one of the closets there was a trap door providing access to the crawl space below. The wood sill plate at the rear of the house was wet, rotted and had collapsed under the weight of the house.
On the outside of the rear wall was attached a very nice looking deck. It had recently been treated with waterproofing because the morning dew was beading up on the deck surface.
Although the deck looked great, one small deteil was left out. The metal flashing that was supposed to keep water from entering between the deck and the house had not been installed.
The structural repair involved jacking up the rear of the house, replacing the rotted sill plate and installing the missing flashing.
The omission of $20 worth of sheet metal caused a lot of damage.
